We build with certified Swedish timber, optimize energy use, and map emissions across the entire value chain. We improve energy performance in our existing portfolio, invest in solar power, and rely on fossil-free transport solutions.

Since its founding, K2A has pursued the ambition to be Sweden’s green property company. This commitment is embedded in every aspect of our operations – from development to management, from material selection to energy consumption. For our investors, it signals a clear direction: we are long-term positioned for a transition aligned with the Paris Agreement and the increasing demands of consumers, investors, and regulators.


Climate Responsibility Throughout the Value Chain

The building and real estate sector accounts for more than 20 percent of Sweden’s greenhouse gas emissions, with materials in new construction being one of the main sources. That’s why K2A builds in wood – a renewable material with a low carbon footprint that also stores carbon. We prioritize high-quality, long-life, and low-impact materials, and incorporate reused products wherever possible.

Since 2021, we have reported our emissions in accordance with the GHG Protocol scopes 1, 2, and 3, allowing us to identify and reduce impact across the value chain. Reducing scope 3 emissions – related to materials and construction – is a top priority. In our existing portfolio, we focus on operational optimization, monitoring of energy consumption, and investments in solar power to reduce external energy needs. In 2024, our total emissions continued to decrease, landing at 816 tonnes CO₂e, or 3.0 kg CO₂e/sqm Atemp.


Resource Efficiency and Circularity

Our buildings are designed for longevity – and to be disassembled and reused. Our prefabricated timber modules allow for relocatable buildings that can be reconstructed when needed. Smart planning, such as placing plumbing and ventilation shafts in corridors, minimizes future disruption during renovations.

We also work to reduce water consumption and waste generation in both development and management. Our newly built homes are Nordic Swan Ecolabelled, and our resource efficiency strategy guides the entire procurement and construction process.


Climate Adaptation – Future-Proofing Property Value

Climate change brings physical risks such as flooding, cloudbursts, and heatwaves. K2A conducts climate risk assessments across its property portfolio based on IPCC scenarios, with a focus on long-term resilience. As of today, all of our rental and student housing properties – representing 94% of the value of our managed portfolio – have been assessed for climate risk, and adaptation measures are integrated into maintenance plans. Resilient buildings protect both our tenants and our assets – and therefore also our revenues.


Supporting Biodiversity

Ecosystem services and green infrastructure are essential to climate resilience. K2A minimizes land disturbance through industrial construction with a limited footprint. We preserve vegetation where possible, implement green roofs and courtyards, install insect hotels, and promote pollinators through flowering plants.

Biodiversity is not only an environmental issue – it is a long-term investment in attractive, healthy living environments.


Fossil-Free Operations and Construction

Since 2021, we have used fossil-free electricity across our entire property portfolio and enter into green district heating contracts where available. Our own solar panels contribute to local energy production. In 2024, we produced 919 MWh of local solar electricity. On construction sites, we use HVO diesel and electric machinery – gradually reducing our dependence on fossil fuels wherever we have direct influence.
