K2A’s residential properties are built for long-term sustainability – environmental, social, and economic. With control over the entire value chain, from development to management, we create conditions for both resource efficiency and high quality of life. For investors, this translates into a robust, future-proof business model with sustainability integrated at every stage.
Sustainability Throughout the Value Chain
We build with certified Swedish timber, use off-site production to reduce waste and transport, and work systematically to lower emissions, energy use, and climate impact across both new development and existing properties. Our homes are certified under Nordic Swan Ecolabel, Miljöbyggnad iDrift, or equivalent environmental standards. At the end of 2024, 89% of the portfolio’s property value was certified, with an additional 10% in ongoing certification processes.
Relative energy use decreased by 8% in 2024, while we expanded our production of renewable electricity through solar panels. Digital systems for smart control of heating, ventilation, and electricity are used in the majority of our buildings, reducing both climate impact and operating costs.
Housing for a Sustainable Lifestyle
For K2A, sustainability is also about how people live. Our homes are designed to support sustainable choices – including recycling solutions, bike storage, EV car-sharing, digital keys, and functions that make the sharing economy more accessible. We prioritize reuse, energy efficiency, and offer green lease addenda that clarify how both tenant and landlord contribute to more sustainable living.
Encouraging sustainable behaviors also creates business value – such as reduced wear and tear, longer tenancy duration, and less need for major renovations.
Future-Proofed Properties
We conduct climate risk assessments, invest in energy efficiency, and develop outdoor areas in our existing portfolio to ensure attractive, resilient, and long-term profitable buildings. We install green spaces that support stormwater management and biodiversity, and invest in technology that reduces the properties’ climate impact over time.
Social Sustainability and Customer Value
Safe, vibrant, and inclusive communities strengthen both our brand and our cash flows. K2A’s concept of 24-hour neighborhoods – with shared spaces, activities, and present staff – supports well-being, reduces turnover, and increases tenant satisfaction. In 2024, our Service Index reached 78%. Our goal for 2025 is to reach at least 82%.
We actively promote inclusion, safety, and engagement – often in collaboration with local stakeholders such as student unions, municipalities, and other property owners. In 2025, we will launch a priority program for students, strengthening loyalty among young tenants in a time when access to housing is increasingly challenging.
