Founded in 2013, K2A is a real estate company focused on long-term management of own-produced, well-planned, and space-efficient rental apartments for all types of housing.
The company's business concept is to own, develop and provide long-term management of rental apartments and community service properties in the Stockholm-Mälaren Valley region and several university/college cities across Sweden. K2A's rental apartments are developed in collaboration with the relevant municipalities in locations with good public transport and proximity to the city and services, which creates conditins for long-term favourable demand. The student apartments owned and managed by K2A are situated in attractive locations on or directly adjacent to university and college campuses.
K2A has a clear sustainability perspective across the entire value chain, from property development and production to long-term property management. Through its subsidiary, K2A Trähus, K2A produces Nordic Swan Ecolabelled apartments - mainly with timber, which is a renewable material that makes it possible to produce the apartments in a resource and energy-efficient industrial process with a lower environmental impact and a better work environment than conventional house production.
K2A is aiming to maintain the historical strong growth of the property portfolio and achieve a long-term target of starting production of 700-1,000 apartments per year. The objective by 2025 is to increase the average net operating income by at least 25 per cent per year and average EPRA NRV by at least 20 per cent per year, with a loan-to-value ratio of 70 per cent or less for the group.
